Jumbo Loans

Conventional (Fixed Rate)

This mortgage is ideal if you’re planning on staying in your home for several years. It features a fixed rate for the life of the loan and offers terms ranging from 10 to 30 years.

Adjustable Rate Mortgages (ARMs)

If you plan to be in your home for a relatively short period of time, an ARM might be a good choice. Your interest rate is fixed for an initial period before switching to an adjustable rate. For example, a 7/1 ARM would have a fixed rate for the first seven years, then switch to an adjustable rate which can change annually for the remaining loan term. ARMs have 30-year terms with 5/1, 7/1 and 10/1 options.

Federal Housing Administration (FHA)

This loan, insured by the federal government, features down payments as low as 3.5%. It’s a flexible mortgage that allows for less than perfect credit. It’s great for first-time homebuyers too. Terms range from 15 to 30 years.

Veterans Affairs (VA)

Qualified veterans, reservists, those on active duty and eligible family members can take advantage of a VA loan. These mortgages feature low or no down payment, no private mortgage insurance requirements, limited closing costs and fees and a fixed rate. Terms range from 15 to 30 years. You can determine eligibility and request a Certificate of Eligibility on the Department of Veteran Affairs website.
